Stunningly beautiful 21 acre ranch/country estate in Floridas heartland.Also,adjoining 5 acre guest ranch. The University of Gainesville verifies our soil here as having exceptional fertility with no need of amendments. History of ranch is muckland, formerly submerged. Original owner/builder carefully modified topography, directing rainwater to a main drain in center of rear pasture which discharges to the beautiful and massive canal which lies on our west border. The result was a picturesque ranch with soil highly coveted by farmers and ranchers not only in Florida but nationwide. For non-Floridians, muckland is exceptionally rich, fertile black soil that has typically sat fallow and protected from cultivation usually in a wet swampy location. When these areas are modified, i.e., drained, they yield prized farmland, rich from decades of cyclical growth and death of vegetation. Although muckland is found in select areas across the country it may be referred to by another name. In the Midwest the term used is black gumbo. Our first garden here produced over 600 quarts of exceptional quality vegetables and bushels of field corn, without any amendments to the soil, period. No chemical fertilizer, manure, pesticides, herbicides or fungicides. We also froze approximately 75 quarts of Natchez Blackberries (first crop).

In addition to the extraordinary soil, the ranch has natural beauty the likes of which are rare. Guests will be distracted from conversations, captivated by the beauty of the property (Pictures do not convey that adequately). Two comments we frequently hear are How did you ever find this place? and This does not look like a Florida ranch. Thats true. We looked for five years and spent thousands of dollars covering much of Florida before receiving this blessing. We will miss it beyond words when we leave. Recently, we had our main ranch refinanced. The appraiser spent a good deal of time in the home and touring the ranch. When he finished, he made a comment to me. He said,"I can tell you right now I won't be able to appraise your property for anything near what it's worth. The problem is comparables. You have an awesome place here!"

Our pastures are weedless and lush, providing the sole diet of our cattle. We feed no hay or feed. 100% organically raised grass-fed cattle that look like Iowa beef. Our cattle are exceptionally healthy and receive no hormones or medication of any kind. With the exception of 2 head, our small herd will go with the sale of the ranch. Our research has revealed no chemicals have ever been applied to the land here and USDA organic certification can be achieved in roughly 30 days---fees totaling approximately $1000.

The ranch has a 36 x 60 pole barn in good condition with 2 stallion stalls, air conditioned tack-room, hot and cold water and washing machine. The barn has an additional stall, equipped with a chicken coop and is ready for chicken/egg production for the family. Barn also includes a large 36 x 36 main area for livestock, shop, storage or machines. Barn is wired for lights and outlets and 220 volt access.

The ranch house is well-built, well-maintained 4 bedrooms, 2 bath, 2500 square foot home with large fireplace and open floor plan. The kitchen is very nice with ample premium-grade solid birch cabinets, 9 island, granite counter tops and stainless-steel appliances. Homes water service is supplied by a high quality deep well, equipped with new pump and pressure tank. Water is treated by new Hytek air injection system and softener. Drinking water at kitchen sink is purified by R.O. system. The homes water quality is perfect. Septic is a new, premium mounded rock and pipe system. Entire home yard is fenced and cattle/horses can be grazed right up to the yard if livestock farming is the principal focus of the ranch. That strategy leaves you with roughly the size of a home yard in town for mowing or approximately hour. Rear yard of home includes a 3300 square foot poured concrete patio/playground providing a safe and clean environment for company, children and pets. Patio is reinforced with steel rod on a 20 inch grid and should maintain its beauty and integrity for decades. Patio is also equipped with bordered oak trees and pavilion wired for lights and outlets for entertainment, leisure and meals.

An important note although this property is in an agricultural county and is a ranch it does not require one be a rancher or farmer to own it. The ranch has tremendous appeal to professional people who visit. It resembles more a country estate than a farm. And, frankly, you need little to no farming or ranching experience to raise cattle here. Our cattle refuse to use the barn rain or shine. The waterers are automatic. You feed nothing. You shovel nothing. You simply open a gate and close one every 2 weeks and watch the cattle graze and the calves play from your seat on the patio. Sounds incredible and though unique, it is true. The muckland status of the ranch richly qualifies it for numerous statuses crops, groves, berries and/or cattle and horses. Property taxes are very low due to the Greenbelt qualifications of the ranches. Our ranch is located directly in the center of Florida and is a relatively short distance to both major league sports and Clearwater beach on the gulf coast in Tampa Bay and also Disney, SeaWorld and other attractions in Orlando (east coast).
