The market values of properties in Costilla County have been rising steadily over the last few years.

Our properties rest in the stunningly beautiful San Luis Valley of Southern Colorado and are a short drive from three amazing reservoirs for great fishing and boating. The majestic Rio Grande River is also a short distance away from each ranch. Our properties offer incredible mountain views of Blanca Peak (towering 14,345 ft into the sky), the Sangre de Cristo Mountain Range, Ute Mountain, and are close to the Southern Colorado towns of Alamosa, Blanca, Fort Garland, and San Luis. San Luis is the oldest town in Colorado, established in 1851.

The Valley has a rich and fascinating history, with many historical monuments and sites for you to visit. Alamosa, the larger of these towns with a population of about 10,000 people, has a Walmart Supercenter, an Ace Hardware, Tractor Supply Co., various other retail stores, restaurants, motels, a regional airport, and even a small university. Taos, NM is only about 1-1 ½ hours to the south of our properties and provides some great winter skiing and various outdoor recreation opportunities. Colorado Springs is located only 2-2 ½ hours to the north.

The cost to purchase one of our Southern Colorado 5-acre ranches starts at only $3,300, plus a low processing fee of just $399. Please compare our prices with others who are selling similar properties in Costilla County for hundreds and even thousands of dollars more. Beginning in July 2021, we will also have some great 2.5 and 10-acre properties available for purchase in the San Luis Valley. Each of our properties have excellent access fronting county dirt roads and are conveniently located off one of three two-laned paved roads known as Highways 142, 159, and 160. Each property was surveyed and staked many years ago by the subdivision developers.

We provide GPS Coordinates to all four corners of the properties for easy location of your land. Most of our 5-acre lots measure a very symmetrical 330 ft x 660 ft. That’s over well over a football field in length wide, and well over two and half football fields deep. These are very expansive plots of land. We have developed Google Earth satellite photos providing great shots of each property, showing the fantastic views in every direction.

Our Southern Colorado ranches are nestled between the magnificent Sangre de Cristo Mountain Range on the south and east sides, and the La Garita and Conejos-Brazos Mountain Range to the north and west.

The San Luis Valley provides a myriad of outdoor recreation opportunities: hike majestic Blanca Peak and dozens of other trails up other nearby mountain ranges and throughout the Valley; traverse the dunes and recreate in the river at Great Sand Dunes National Park; boat and fish in San Luis Lake and explore the surrounding San Luis Reservoir State Recreation area; explore thousands of acres of wildlife refuges; visit Zapata Falls; short-term camp on your property; tube, canoe, or kayak the Rio Grande River and try your hand at some championship trout fishing; boat and fish in the County’s three reservoirs: Smith, Mountain Home, and Sanchez; visit thousands and thousands of acres of wildlife refuges and BLM land; visit the many historical sites dating back to the mid 1850’s; mountain bike; bring your ATV’s. If you are looking for an incredible photography venue, you will love this place. If you are a hunter, the San Luis Valley provides some of the best big game hunting in the State of Colorado.

People visiting and purchasing our properties often tell us how they can’t believe how beautiful the San Luis Valley is, and we think you will agree. Solar is the option of choice for power on these off-grid ranches as there are almost 300 days of sunshine per year. We do occasionally offer properties near power lines, affording you the opportunity to tie into the power grid. The San Luis Valley experiences a high desert climate (average elevation of about 7,600 feet above sea level). Summer temperatures in the Valley are moderate, and winters are cold with not much snow. Heating a homestead in the winter would be by propane or a wood-burning furnace. If you build a home, you will need to have a septic system installed, and you will also need a permanent water source: either a household well, or an underground cistern where you would haul water in and/or build a water catchment system.

Each of our lots are zoned Estate Residential, but you are permitted to camp on your property for up to 14 days every 3 months without a permit. There is no time limit to build. Homes need be a minimum of 600 square feet, with a wide variety of home types allowed. A title search was performed on each of our properties before we purchased them. There are no liens on the properties. There are no HOA fees. Taxes are current and only about $50 per year for a 5-acre lot.

We convey all our off-grid ranches through a Warranty Deed, the highest form of Deed conveyance, guaranteeing no liens on the properties and no back taxes.
