The property is just past the end of Wavell Road.
Cook Township is within the boundary of the Municipality of Black River-Matheson and as such is within an organized area so it is AN ORGANIZED TOWNSHIP and a building permit would be required for a cabin.
The Municipality is easy to work with and is very helpful.

HOW DO YOU GET TO THE PROPERTY?
You can drive to the end of Wavell Road and would then have to use an ATV for 450 meters (1480 feet) to reach the property.
There are trails throughout the property that can be driven on by ATV or by ARGO.
A series of ponds and small creeks are throughout the property.

So how far from a main highway is the property?
The property is 4 kilometers (almost 2 ½ miles) east of Highway 11.
When you are at the end of the road, it feels like you are in the absolute middle of nowhere yet a major highway (Hwy 11) is only 4 kilometers (almost 2 ½ miles) to the west.

About the property.
The maintained portion of Wavell Road ends about 0.46 kilometers or 460 meters or about 1,500 feet from the southwest corner of the property.
At one time the road continued for another 4.5 kilometers past the property.
Today, from the end of the maintained portion of the road to the very end that old road has become more of an ATV/ARGO trail.
That is because the local beavers have been very busy damming the creeks in the area and they have flooded portions of the old roadway so that you wouldn’t take a truck into the property.
SO make friends with a local trapper .
If you control the beaver population then you would have the flooding of the roadway under control and you would most likely be able to drive right into your property and well past it.
The old road base is still there.
In winter there would be no problem using a snowmobile to get to the property and using all the skid trails made when they were harvesting the timber.
PLUS you could snowmobile to the very end of the old road throughout all those thousands of acres of Crown Lands.

CROWN LAND
Crown land borders the property on the west, east , south and north sides (see the Crown lands aerial map).
At least 5,000 acres of CROWN LAND at a minimum.

INVESTMENT?
This could be your land investment for the future.
As far as we are concerned it is much better to invest in land than it is to leave the money in the bank.
As your property increases in value, you also have the opportunity to use the land and enjoy the land.

PROPERTY RIGHTS
SURFACE RIGHTS COME WITH THE PROPERTY
All TREES are reserved to the Crown but the owner of the property can apply to the MNR to harvest any trees just like the current owner has done in the winter of 2017/2018.
No one else will come in to harvest the trees except you the property owner.
MINING RIGHTS ARE RESERVED TO THE CROWN.
The Crown may have opened the staking so a mining company may have the right to explore for minerals on the land.
That is not a bad thing for you. Under the new Mining Act of Ontario there are rules that these companies must follow. They have to communicate with you the Surface Rights Owner, they have to let you know what they are doing, they have to leave the property in the same condition as they find it, if you cave a cabin there are rules they can or cannot do within a distance of the cabin and a lot more.
It is in their benefit to co-operate and work with you so that there are no complaints to the Ministry.
In fact, if they do find a substantial ore deposit, then that will be very good for you the Surface Rights owner.
The mining company will want to buy you out and financially it would be really good for you.

TREES
As we have stated, all the trees are reserved to the Crown.
The seller harvested the mature trees this past winter so anything over 6 inches was harvested.
The trees in this area are a mix of hardwoods like POPLAR TREES and softwoods like SPRUCE TREES and Balsam Trees.
The mix is around 70 percent Spruce and Balsam and the rest Poplar.
All the new growth that is coming up will be like candy to the moose and will attract all sorts of game.

THERE ARE NO SERVICES TO THIS PROPERTY
Yes, you are completely OFF THE GRID.
Here is your opportunity to GO GREEN and reduce your carbon footprint.
Build yourself a nice hunting cabin and use solar or wind power to light your cabin and perhaps have a generator as a back up.
It’s also your opportunity to practice being self sustaining.

LIKE TO HUNT?
On the way to the property we saw two hunt stands near the end of the maintained portion of Wavell Road.

The seller says that he has given permission to some locals to hunt the property and these folks have put up hunt stands throughout the property.
Apparently they have been successful hunters every year.
In one of our conversations with a local, he states that “there are a lot of moose back there” meaning at the end of the road where this property is, and that sometimes he felt that the ATV portion of the Wavell road extension was like a “moose highway”.
SAME THING FOR BLACK BEAR
If you bait for them…THEY WILL COME TO YOU
There are plenty of them in the area.
You have to believe the locals!
Our knowledge of the area would indicate that the local is right on.
Don’t want to hunt moose?
Then go for black bear or go for small game.
They are both plentiful around here.
Maybe start hunting wolves.

Maybe don’t hunt with a weapon but with your camera.
Preserve the land for the animals.

Want to fish?
Bring a canoe or small boat and go up and down the Black River (which is close to the property) for many miles and fish for Walleye and Northern Pike or go fish the nearby Butler Lake.
