LOCATION:
The ranch is located a few miles west of the City of Red Bluff in Northern California's scenic and agriculturally rich Tehama County. The local area is comprised primarily of oak-covered rolling hills with irrigated and dry grazing lands. Paved county roads border the property on three sides.
HOME SITE:
A private driveway from the paved county road winds down to the home. Numerous fruitless Mulberry trees surround the outbuildings for summertime shade. Two flats with Class I soil extend upstream and downstream from the home site.
RESIDENCE:

WILDLIFE:

SOILS:
The Maywood Loam (Class I) soil located (N) of Reeds Creek was previously used for irrigated pasture. The Class II and III soils are used for livestock grazing. With irrigation, many of these soils may be suitable for orchard crops typically grown in Tehama County.
TOPOGRAPHY:
The property lies in approximately three different bench elevations, which provide privacy and seclusion.

WATER (Surface)
Two seasonal creeks transverse the property. In normal rain years, the larger creek can be considered a year-around creek.
WATER (Domestic & Agricultural)
Water in this area is known for its excellence. An electric submersible pump provides residential and livestock water from the house well. A 10 HP electric turbine motor once pumped water from the irrigation well.
IRRIGATION:
30 +/- acres of Class I soil are level for flood irrigation using the AG well and buried concrete pipeline. The well and pipeline have not recently been used.
ZONING:
Tehama County Assessor Parcel Numbers 022-340-20 (159.45 acres) and 022-340-69 (12.23 acres). Both parcels are zoned EA-AP Exclusive Agriculture, Ag Preserve (Williamson Act), 40 acre minimum. On September 30, 2004, the Owner filed a “Notice of Non Renewal†on the Williamson Act Contract. This contract will expire at the end of 2014 after which current zoning allows 20 acre minimum.
LOT LINE ADJUSTMENT:
In 2007, the Owner hired a respected local Surveyor to assist Owner with a lot line adjustment with the goal of creating a 122.1 +/- acre parcel (N) of Reeds Creek and a 78.3 +/- acre parcel (S) of Reeds Creek. While researching and preparing the application, the Surveyor determined total acreage to be 200.4 +/- acres -- not 171.68 +/- acres as shown on the Tehama County Assessor Maps. Owner has since learned a lot line adjustment is not possible while the property is in the process of Williamson Act non-renewal. However, as per the Tehama County Planning Commission, a lot line adjustment would be possible if the property was either reenrolled within the Williamson Act or after the current Williamson Act expires.
COMMENTS:
This heritage property has been owned by the same family for nearly half-a-century. It served as the home headquarters for a large cattle operation which extended from Glenn County to Southern Oregon. The owners pastured their best horses here. While currently ideal for a horse ranch, the property use could be expanded to other types of agricultural operations or held for future development of rural ranchettes.
