This cottage is quality construction. Oak and Pine interior, with custom ceiling. Fully equipped and furnished, with spectacular lakeviews. All furniture and appliances, including tables and chairs, cooking utensils, large cooking stove, woodburning stove, large refrigerator, and electric lighting, beds, extra table and chairs, all included. Wired for generator power for electricty, generator not included.

Cottage is on high ground gently sloping to the lake, which is only 60 ft. from the water. 1.1 acres of beautifully wooded land. You will eventually see Moose swimming downlake, and Moose tracks on your walks.
8' x 16' pressure treated patio/deck, 2' x 6" lumber used with railing attached...perfect for barbequing and just relaxing and taking in the tremendous lakeviews.
Everything stays. Bathroom has indoor plumbing using above ground septic tank. Storage tanks for water with pump gravity system for running water, right from the lake as yes, is that pure. Bring in bottled water for drinking.
This cottage was completed custom renovated, with a complete customized interior and exterior...a wonderful family complex.

Some of the very best fishing in Canada is right in front of the cottage, as experienced by my partner, a former professional fishing and hunting guide, who has caught huge Walley boating in this immediate area.
The very best insulation was used, equivalent to 12" for walls and 8" for roof, the roofing being a commercial blue sheeting, ultimate roofing strength.
The exterior walls are made of Canexell, the most durable and expensive home siding available (comes with a 25 year guarantee from the company).

The size of the cabin is a large 24' x 40' - awesome lake setting where the lakeviews and surrounding forest views are breathtakingly beautiful: The cottage is solidly raised off the ground to avoid any floor damage from Canadian frosts, 3ft. off the ground supported by 40, all steel adjustable tripods. On these tripods sit 6" x 6" beams across the entire width of the cottage. These tripods are used by large corporations who build and erect huge buildings...they give the ultimate support and protection. The tripods are easily adjusted with just a level and wrench.
The town of Matagami just 3 miles away has every necessity to stock your cottage, and again, there is road access to the cottage, all the way from the nearby town of Vald'or, which has an international airport, or you can also go to your waterfront land directly by boat.
The main source of heat is a slow combustion wood stove and a 2nd oil heating stove, model Dragon made by Drolet, with a 900 liter oil tank outside. The water tank is the largest, holding 1100 liters and the hot water propane tank 33 gallons.
Kitchen table with 6 chairs, couch and leather sofa, all pots, pans, utensils, propane 4 burner stove and oven all included.
Cupboards are custom brand new costing $5600 alone, and a 15 x 18 cu.ft. electric refrigerator is the best. All lighting is by generator (not included), with a storage shed outside for the generator, tools, and presently there is 1 cord of wood.
Also on the site, is an 8' x 12' green house, that can be used as such, or for additional storage, or even remodeled to be a guest bunk house.

Why the Val-d'or area is a wise investment:
US citizen ownership is no problem, as many Americans own land and cottages in Quebec.
Permit and taxes $450/year and paid for this year, due again Feb., 2010. $1300/year fee acting as insurance, with onsite overseer checking on the place each month, all year, that can be paid evenly over 12 months, being $108.33 paid along with monthly payment. As all homes require insurance, this is our form of insurance policy.
On receiving your final monthly payment, your new ownership will be legally registered with the Province of Quebec.
