Are you looking for an incredible place to go fishing and unwind, total relaxation, stressless, natural environment; then this is another of those places we have invested in: Decelles Reservoir, 25 miles south of Valdor, Quebec. This is an expansive river and lake system covering 100's of miles of boating and fishing access. My partner has his own family cottage for our personal use in this same area.

This cottage is high quality construction. 20 x 32 in size (see Floor Plan picture). Fully equipped and furnished, with spectacular lakeviews. *This cottage has undergone a complete customization, with new upscale vinyl siding, pine interior throughout, and a new roof, just this summer. **Over $40,000 in customizing has been completed, including a new bathroom, and new hot water tank. All furniture and appliances, including tables and chairs, cooking utensils, large cooking stove, woodburning stove, large refrigerator, and electric lighting, beds, extra table and chairs, all included. Also propane powered for electricity, along with a top of the line Honda generator.
Everything stays. Bathroom has indoor plumbing using septic system. Storage tanks for water with pump gravity system for running water, right from the lake as yes, is that pure. Bring in bottled water.
Some of the very best fishing in Canada is on this lake as experienced by my partner, a former professional fishing and hunting guide, who has caught huge Walley boating in this area.
The parcel of land is approx. 1/4 acre, with all adjacent land for approx. a mile being government land not to be built on, allowing for this parcel to be much larger in vacant land enjoyment, beautifully treed with mostly white birch, pines, and poplar, and directly on a river/lake called the Decelles Reservoir, just part of this enormous pristine river and lake system. A cut ATV trail from the cottage gives several miles of inland access.

US citizen ownership is no problem, as many Americans own land and cottages in Quebec.
Permit and taxes $450/year and paid for this year, due again Feb., 2010. $1300/year fee acting as insurance, with onsite overseer checking on the place each month, all year, and the $1300 can be paid evenly over 12 months, being $108.33 along with the monthly payment. As any home purchase requires insurance, this is our form of insurance policy.
On receiving your final monthly payment, your new ownership will be legally registered with the Province of Quebec.
