Singer Lake Plantation is one of the most breathtaking quail plantations in the world. Located approximately 45 minutes northwest of Albany, Georgia, the plantation contains 1,875 acres, a five bedroom lakefront lodge and features its namesake, a 100 +/- acre deep-water lake. It is almost completely surrounded by large landowners and bordered by two other quail plantations. In the last 98 years there have been only two owners! Approximately 80% of the timber is natural with native groundcover still intact! Not only does the plantation contain a wealth of natural southern yellow pines and golden native grasses that few plantations can match, but the pristine hardwood bottoms, flowing creeks, and rolling red clay hills make this one of the highest quality properties in the plantation belt. A quail hunt on one of the lakefront courses is one of the most scenic and memorable wing shooting experiences of a lifetime!
Singer Lake Plantation is an “A+” Albany area quail plantation and as beautiful as any plantation in Thomasville. This plantation is at the top tier of aesthetics, wildlife, soil quality, topography, water resources, and historical significance of any plantation in either of the plantation belts. It may prove to be impossible to match the quality of the wing shooting experience while on the high banks overlooking 100-acre Singer Lake! Quite frankly, the property should be a national park. This plantation is currently being offered for sale at $4,750 per acre. This is one of the most exceptional plantation values in recent memory.
OVERVIEW:
This plantation has been one of the most highly regarded properties in SW Georgia… for at least the last ten centuries. The Mississippian Culture (A.D. 1100-1350) even regarded the property as religiously significant building the Singer-Moye Mounds, the fifth largest ceremonial mounds in the State of Georgia (located just off today’s property line). The plantation is named after the Singer Family, who manicured the 1,875 acre plantation as a recreational paradise and established it as we know it today.
The Singer Company, founded in 1838, prospered originally as a boot company supplying shoes to the Confederate army and then eventually becoming the “Oldest hardware store in Georgia.” However, the most prosperous family member was Fred Singer whose investments with the founders of Coca Cola made him extremely wealthy. The plantation was purchased in 1910 and was used extensively for entertaining. In the last 98 years there have been two owners. The fact that approximately 80% of the timber and groundcover is natural is testament to the true uniqueness of this property.
The area around the property is steeped in the traditions and history of the Old South. The land ownerships in this immediate area are still unfragmented and almost completely surrounded by large landowners including two other quail plantations, Kawikee Refuge and Ole Pataula Homeplace. Improvements on the property include a five bedroom/five bath lakefront lodge, two additional homes, a tennis court, swimming pool, pool house, and assorted barns.
The current owner has several plantations, including one of the top ten wild bird plantations in Thomasville. He has groomed the habitat here to create one of the most exceptionally managed properties in the Albany area. Unlike most Albany area plantations, the soils here are extremely rich with an exceptionally high site index that manifests itself through incredible growth and diversity of timber, lush groundcover, numerous flowing creeks, and bountiful wildlife. The plantation has recently been brought to the forefront in modern quail management with extensive capital improvements based on the recommendations of some of the world’s leading wild quail experts. This property is polished and manicured for horseback quail hunting.
Singer Lake itself is one of the largest lakes in South Georgia. With the exception of an inconspicuous 17 acre out parcel, retained by members of the Singer family, the lakeshore is controlled by the plantation. The 100+/- acre lake built in 1941 is 17 feet deep at the dam and averages approximately 10 feet deep. This is one of the few high-quality undeveloped lakes in South Georgia and a wealth of this limited resource. The conservation easement deduction or future development value of this property as lakefront recreational lots or 50-100 acre estates is tremendous. Currently, the backdrop of Singer Lake with the rolling pine and wiregrass covered hills make the quail courses some of the most scenic bird hunting imaginable. Leaving the property like it is would be ideal. Leaving it in your asset portfolio would be perfect.
