SUMMARY
Surprise Valley Hot Springs is a very unique property with almost unlimited development opportunities. The

property has not been on the market for 60 years. It is sitting on top of a large aquifer of "Green Energy" in the

form of artesian geothermal mineral water. Artesian means that the mineral water is naturally occuring at the

surface and does not need to be pumped, which means huge savings in the cost of pumping. The temperatures

of the artesian geothermal mineral at the surface is 205 Degrees F with no trace of sulfur, which means there

is no "rotten egg" smell. Geothermal radiant heating is plumbed through outapproximately 20,000 square feet

of the facility, plus 18 hot tubs, which means no heating bill. The property has access to fresh artesian cold water,

which is not often found near hot springs. The property carries full mineral rights, unlike many adjacent properties

which were encumbered with Geothermal leases by the big petroleum companies during the 1970's. The property

runs approximately 20,000 gallons of hot and cold water through the resort per day.




GEOTHERMAL USES
Geothermal can be used directly in the form of heating for aquaculture, greenhouses, dehydration. Geothermal can also be used for heating and or

refrigeration for industrial and agricultural processes. Technology in creating electricity from low temperature geothermal ( around 165F.), has

been proven recently at Chena Hot Springs, Alaska.

As the energy markets shift upwards, along with rising oil and natural gas prices, Geothermal green energy is a wise investment. Geothermal is 24 hours a day, 7 days a week, where as solar and wind have there limitations.





Included is a use permit (#75-5 ER91-14) for a 50 unit full service hook up RV park. The original road

coming in has been used as an airstrip in the past. Zoned AG General, the property could include a golf course,

store, timeshares, greenhouses, pool, runway, 3 acre parcels, etc. The property has 8 ponds with large mouth

bass, bluegill, catfish and mosquito fish. The power is supplied by Surprise Valley Electric, which is a co-op and

features some of the lowest electric rates in California. The State of California has in place programs that are focused

on helping geothermal related projects in the form of Grants, Loans, and Tax incentives.

14 Themed villas all have private hot springs with kitchens and private baths. A two bedroom one bath

LODGE (total livable space 7850 S.F.)

3 Themed villas all with private hot springs. For a total of 17 themed villas on the property. Two apartments.

One treatment center with three treatment rooms, featuring a jetted Jacuzzi tub. One public restroom with

shower. One office with computer "Guest Tracker and Credit Card Payment system".


CONFERENCE AREA (total space 5912 S.F)

Hanger Style building with new geothermal radiant heat system in the floor. Features high open ceilings and sky lights.

The conference center is 75% complete with plans for a commercial kithchen and public restrooms



SHOP (2250 S.F.) all metal


Shop is used for storing equipment and airport cars, it features 7 roll up garage doors.



ADDITIONAL BUILDINGS AND EQUIPMENT:

One small geothermal heated greenhouse/pump room. One gazebo for lawn supplies and equipment. One 20

foot storage container with tools. One pump room housing two 5 h.p. pumps. Two 7,000 gallon holding

tanks for the drinking water system set up with cold wells via remote control radio. One pump house for

artesian cold well with submersible 5 h.p. pump. One pump house for cold well with 2 H.P. pump. 3 artesian

hot mineral wells at approximately 205F at approximately 25 gallons per minute per well, two of these are used

as heat exchangers for domestic heating. One can be utilized for the future R.V. park. One new 40KW standby

generator. One new 7KW standby generator. Both generators are designed to supply emergency power for the

whole existing facility, along with power for the cold water wells.





BUSINESS
Surprise Valley Hot Springs Incorporated was established in 1999 when we started with one hot tub. Since that

time, we have experienced and enjoyed tremendous growth. The property has been owned and operated by the

Rose family for 4 generations. In the past 10 years, the property has been completely remodeled and upgraded.



The property is located 5 miles from the town of Cedarville, CA. offering restaurants, lodging, hospital,

fairgrounds, ski area, grocery, and airport with a 4,400 foot lighted and paved runway. It is also only 1 hour

away from the world famous Burning Man event in Gerlach Nevada.





A few of the things that draw people to Surprise Valley Hot Springs are the geothermal mineral water, extreme

peace and quite, beautiful star lit nights, awesome views, and a quirky little town that is lost in time. We have

capitalized on this by introducing the mineral water in private spas attached to the back of each theme room.

Another unique feature of the hot springs is the Fly-N-Soak package which includes two rental cars that private

pilots rent upon arrival at the Cedarville Airport. Catering to the private pilot market puts Surprise Valley Hot

Springs with in hours of San Francisco and Seattle. As we have seen a demand for small groups we feel that the

hanger style building will make an excellent conference center/group activity room for business groups,

corporate retreats, classes, seminars, re-unions, and workshops. One plan was to put hot tubs at each R.V pad,

and put in small cabins, about the size of Park Models with Hot tubs as vacation homes, or time shares. Bottling the

water has also been discussed.

has also been on Redding, Reno and San Francisco TV Stations.



Our customer base reaches approximately an 800 mile radius, some of the major cities are: Reno, Sacramento, Chico, Redding, San

Francisco, Medford, Ashland, Bend, Klamath Falls, Portland and Seattle. The Fly-N-Soak customer base is even broader.
